Frequently Asked Questions

What does it mean if my planning application is 'invalid'?

An invalid application is one the council won't even register or start assessing, usually because a required document, certificate, fee or form is missing or incorrect. It's different from a refusal — the council hasn't judged the merits of your proposal, they've simply said the submission isn't complete enough to consider.

Can you really get my application validated within 24 hours?

Once we understand exactly what the council needs — and you can provide the underlying information (site details, ownership, drawings) — we can often turn around the missing document or corrected submission within 24 hours. Complex cases (for example missing technical surveys) may take longer, and we'll always tell you upfront.

Is this map a proper site plan I can submit?

No. The map on this page uses free OpenStreetMap data so you can quickly show us your site — it is not a survey-accurate or Ordnance Survey-based plan and cannot be submitted with a planning application. If you proceed, we'll produce a compliant site plan for you as part of the validation work.

My application was invalidated for a missing BNG metric — can you fix that fast?

Yes — a missing or incorrect Biodiversity Net Gain metric is one of the most common reasons applications are held up since it became mandatory in February 2024. We coordinate with specialist ecologists to get the statutory Biodiversity Metric (or the simplified Small Sites Metric, where it applies) produced and submitted quickly. See our Ecology & BNG service for more detail.

What does this cost?

Filling in this questionnaire is free and there's no obligation. Once we've reviewed your details, we'll quote a fixed fee for the validation work before you commit to anything.
